Orange P&Z Approves Zone Change

The Orange Planning and Zoning Commission in a split vote approved a zone change request by Woody Dorman III to change about 1.3 acres of land from high density residential to commercial 2.

The site is on the northeast corner of Tulane Road near Old Timers Road. The undeveloped land has the addresses of 325 and 335 Martin Luther King Jr. Drive. No specific use or development of the land was mentioned.

People with three houses on Old Timers Road asked the commission not to change the zoning because the land is near their homes.

Two of the houses were bought as garden homes through Dorman. Gary Seaton said when he bought his garden home, Dorman told him it would be a development with 18 of the special homes. However, he said the other homes were never built and now he’ll have to deal with commercial development.

The family of Sue Halliburton, who recently died and owned the other garden home, also protested the change.

Frank and Theresa Beauchamp, who live across from the two garden homes, were other residents speaking against the change. They complained about the noise and traffic on Tulane Road and Old Timers Road that more industrial development would bring. Theresa Beauchamp, who previously served on the Orange City Council, said years ago, before she was on council, the zoning of the land had been settled. The decision was made to leave a strip of land behind the houses as residential.

The Orange City Council will have to approve the new zoning before it becomes effective.

Also, the Planning and Zoning Commission unanimously approved  zone change requested by Lisa and Demetrius Hunter. The change is for 1402, 1404, and 1406 10th Street.

The land is currently medium density residential and will be changed to light commercial.

The commission tabled a discussion and action on setting city-wide rules for fences.
